Transfer of propery, is the orig lease still valid?

My son signed a lease with a landlord who sold the property to a new owner, is the original contract still binding or can my son get out of the lease agreement?

A verbal agreement between my son and the original landlord is not going to be honor by the new landlord.

You have to read the lease. Generally, a well-written lease would provide that the tenancy is subordinate to the lien of the mortgage, etc., and that the tenant will "attorn" to the purchaser. If the building was sold, the former owner likely had to give an estoppel affidavit or a tenant roll to the purchaser, which might possibly disclose the verbal agreement.
