Legal Question in Real Estate Law in Ohio
Breach of Contract
We purchased 3 properties from Cap City Investments in Columbus OH who guaranteed that all expenses and rent were going to be paid to us for a period of 12months. We have not received anything from them for the last 3 months. Our contract is going to expire in December 2008, and we feel they are stretching the excuse that they are doing all they can.
What are our rights on this type of situation?

Re: Breach of Contract
First, where are the properties located?. I assume Cap City Investments is in Columbus, OH, but if the properties are there also, then you are dealing (almost certainly) with OH law, and you need to post this question to attorneys in OH. In any event, read over your contract - there might be a "choice of law" provision which says under which state's laws the contract will be interpreted. You will need to retain an attorney in the state where the contract will need to be litigated or interpreted to help you.
