Legal Question in Real Estate Law in Ohio

sheriff sale

I bought a home 10/17/05 sheriff sale - the owners foreclosed 1/05 and are still in the home - i have confirmation of sale - I need to get an appraisal of the inside of the house in order to get a loan - how is this possible ? does my lender/mortgage company arrange that ? also when do i have legal rights to evict ? and also why didnt the bank evict after the foreclosure ? the people are living there free and have been for over year - I knew buying at sheriff sale wouldnt be hassle free but Im having a hard time getting any answers to omy question - i hope to get answer ive looked at all previous Q&A cant find

If you have a legal sheriff's deed, then you must evict those people still residing therein via posting a 3 day notice and filing an eviction complaint afterwards. The evictees will be liable for damages and court costs.
