Want To Sell Mobile Home Privately

We own a double-wide mobile home (we hold the title) that sits on a rented lot. Someone wants to purchase the MH by putting X amount of money down and then pay us the balance over the course of a year. How do we go about this? What forms do we need? Do we still hold the title until the balance is paid off? Who is responsible for the taxes? Any help you can provide in the process would be appreciated. Thanks!

You asked about selling a mobile home.

You can structure the sale any way you would like. The transaction is governed as the sale of personal property because the home is not attached to the property. The buyer would assume the lease and the sale would take place using a relatively simple form.

I strongly urge you to use a local real estate attorney to complete the sale. An attorney can draft the documents properly so that the sale takes place and you are most assured of payment. If you fail to use an attorney it is highly likely that you may end up having an unenforceable agreement.
